These Terms of Service (“Terms”) govern your access to and use of the TurnKey BnBs website and the services offered through it. By using this website or engaging TurnKey BnBs (“TurnKey BnBs”, “we”, “us” or “our”), you agree to these Terms. Please read them carefully. If you do not agree, please do not use the website or our services.

1. About us and our services

TurnKey BnBs is an Airbnb setup and styling service based on the Gold Coast, Queensland. We help property owners set up, photograph, list, optimise and automate short-stay accommodation, and we offer owner coaching and optional ongoing co-hosting. The descriptions of services and packages on this website are general information only and are not an offer or a binding quote.

2. This website is information only

The content on this website is provided for general information about our services. It does not constitute financial, legal, tax, investment or other professional advice, and you should not rely on it as such. Any figures, statistics, occupancy rates, ratings or revenue amounts shown on this website — for example in illustrative examples or sample dashboards — are indicative examples only. They are not a promise, projection or guarantee of the results, income or occupancy you will achieve, which depend on many factors outside our control.

3. Consultations, quotes and engaging us

Our initial consultation is free and carries no obligation. Any services we provide beyond the consultation are subject to a separate written quote and agreement between you and us, which will set out the specific scope, deliverables, timeframes and fees. Pricing is tailored to each property, and quotes are valid for the period stated in them. A booking or engagement is only confirmed once we have agreed the scope and fees in writing.

4. Your responsibilities

When you engage us, you agree to:

  • provide accurate and complete information about yourself and your property;
  • provide safe and timely access to the property where required;
  • hold the necessary rights to let the property on a short-stay basis;
  • ensure your property complies with all applicable laws — including local council rules, short-term letting and planning regulations, body corporate or strata by-laws, and fire and safety requirements;
  • hold appropriate insurance for short-stay letting; and
  • comply with the terms and policies of any platform you list on, including Airbnb.

You are responsible for obtaining any permits, approvals or registrations required to operate your property as short-stay accommodation, and for meeting your own tax obligations.

5. Your account and listing remain yours

Any Airbnb (or other platform) account and listing we help you set up belongs to you and remains under your ownership and control. Where we assist with or manage a listing on your behalf, we do so with your authority, and you remain responsible for the account and for compliance with the relevant platform’s terms.

6. Third-party platforms

We are an independent business and are not affiliated with, endorsed by, or acting as an agent of Airbnb, Inc. or any other booking platform. Those platforms are controlled by third parties and are subject to their own terms, fees and policies, which may change at any time. We are not responsible for the availability, decisions, fees or actions of any third-party platform, including changes to their rules, search ranking, or the status of your account.

7. No guarantee of results

We bring professional care and experience to every property, but we cannot and do not guarantee any particular level of bookings, occupancy, revenue, reviews or ranking. Short-stay performance depends on factors such as location, seasonality, pricing, competition, market conditions and platform algorithms, many of which are outside our control.

8. Intellectual property

All content on this website — including text, graphics, logos and design — is owned by or licensed to TurnKey BnBs and is protected by copyright. You may not copy, reproduce or reuse it without our permission. Photographs and other materials we produce for you as part of a paid engagement may be used by you to market your property; we retain the right to use them in our own portfolio and marketing unless we agree otherwise in writing.

9. Testimonials

Testimonials on this website reflect the experiences of individual clients. They are not a guarantee that you will achieve the same or similar results.

10. Limitation of liability

To the maximum extent permitted by law, TurnKey BnBs will not be liable for any indirect, incidental, special or consequential loss, or for any loss of profit, revenue, bookings or data, arising out of or in connection with this website or our services. Where our liability cannot be excluded but can be limited, our liability is limited, at our option, to re-supplying the relevant services or paying the cost of having them re-supplied.

11. Your rights under the Australian Consumer Law

Our services come with guarantees that cannot be excluded under the Australian Consumer Law. Nothing in these Terms excludes, restricts or modifies any consumer guarantee, right or remedy you have under the Australian Consumer Law or any other law that cannot lawfully be excluded.

12. Indemnity

You agree to indemnify us against any claims, losses or costs arising from your breach of these Terms, your failure to comply with any law or platform rule, or your operation of your property — except to the extent they are caused by our own negligence or breach.

13. Third-party links

This website may contain links to third-party websites, such as Airbnb and WhatsApp. We provide these for convenience only and are not responsible for their content, products or practices.

14. Changes to these Terms

We may update these Terms from time to time. The current version will always be published on this page with the “Last updated” date shown at the top. Your continued use of the website after any change means you accept the updated Terms.

15. Governing law

These Terms are governed by the laws of Queensland, Australia. You and we submit to the non-exclusive jurisdiction of the courts of Queensland and the Commonwealth of Australia.
